We love living in Florida!  Unfortunately, we do face the possibility that we may experience some flooding from time to time.  See below for some more information and call our office to see if your home is in a preferred or standard flood zone and what options are available to you.

What is a Flood?

A flood as defined by FEMA (Federal Emergency Managment Agency) is:

"A general and temporary condition of partial or complete inundation of two or more acres of normally dry land area or two or more properties (at least one of which is the policyholder's property) from:  Overflow of inland or tidal water; or Unusual and rapid accumulation or runoff of surface waters from any source; or mudflow; or Collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents exceeding anticipated cyclical levels that result in a flood as or defined above."

Aren't I covered for a Flood under my homeowners?

Well, actually no, flood insurance is not covered under your homeowners insurance policy.

What is a Flood zone and am I in one?

Flood zones are land areas identified by FEMA (Federal Emergency Management Agency) as being susceptible to a flood.  Each flood zone describes that land area in terms of its risk of flooding.  So, yes, you are in a flood zone; matter of fact, all of Florida is in a flood zone.  It is just a question of whether you are living in a high risk zone or a low risk zone.

Bottom Line:

Living in Florida means that the chances of having a flood is definitely a reality.  Those living in high risk zones are estimated to face a 26% chance of experiencing a flood at some point during the term of a 30-year mortgage.  If you live in one of those areas, that gives you about a 1% chance of flooding in a given year.  If you would like to learn more about flood insurance, check out  FloodSmart.gov and give a call to Theiss Agency of North Port to get your flood protection started!
